As part of its ongoing commitment to improve the quality of homes for older people and invest in its properties across the town, Calico Homes has announced the phased closure of Viking Place, a small, sheltered housing scheme in Burnley.
Before making this decision, Calico Homes carried out a consultation with Viking Place residents and their families. Their views, preferences, and concerns were central to the review, and every resident will continue to be actively involved in choosing the right new home for them.
Older people’s expectations and lifestyles have changed significantly since Viking Place was built in the 1980s, with many wanting to stay active and independent for longer.
Following this detailed review and consultation, Calico Homes’ Board has agreed that the cost of bringing Viking Place up to the standards customers expect and deserve would be too high. Instead, the organisation will prioritise investment in home improvements elsewhere in Burnley, where it will have a greater impact for more people.

“Viking Place has played an important role in our community for many years, and we’re proud of the support it has provided. However, we know that older people’s needs and expectations have changed, and we are committed to improving the quality and choice of homes available.
“This decision allows us to invest in modern, high-quality independent living options that better reflect how people want to live today. Dovestone Gardens is a great example of this – a purpose-built scheme designed to support active, independent lifestyles.”

Every resident at Viking Place will have choice and control over their next steps. Residents are actively involved in viewing and selecting their new homes, with support tailored to their individual needs and preferences.
Each person is receiving dedicated support to guide them through the process, from exploring options to settling in. Calico Homes will cover all moving costs, and the transition will be phased over the next few months, so no one will be asked to move until they are ready.
“We’re here for every resident, every step of the way,” added Vicki. “Our priority now is to work closely with every resident to help them find a new home that suits their needs and preferences and to make that move as smooth and positive as possible.”
No decision has been made about the future of the Viking Place building following the residents’ move.
