Calico Homes has published its 2026 annual report, reflecting on a year of investment in homes, improvements to services and a continued focus on listening to customers.
The report looks back on the last 12 months across housing, repairs, development and customer engagement, giving customers an overview of what has been achieved and where further improvements are needed.
During the year, Calico Homes continued to invest in existing homes, carrying out upgrades including new kitchens, bathrooms, windows, doors and heating systems. The organisation also maintained full compliance with key safety requirements, helping to ensure customers’ homes remain safe and secure.
Repairs remained a major focus throughout the year. Performance improved across the service, with customer satisfaction increasing and more repairs completed within target timescales. While progress has been made, the report acknowledges that there is still more work to do to improve customers’ overall experience and ensure they feel listened to.
The year also saw continued investment in affordable housing across Burnley. New homes were completed at Kinross Street, while Dovestone Gardens, Burnley’s first Extra Care housing scheme, welcomed its first residents and marked a significant milestone in the town’s housing offer for older people.
Customer voice remains a key priority for Calico Homes, with work taking place to strengthen opportunities for customers to influence services and hold the organisation to account. Plans for a new Customer Committee will further support this, giving customers a greater role in shaping future decisions.

Beyond housing, the report highlights the wider impact delivered through Calico and its partners, with support provided to people looking to improve their wellbeing, develop new skills and move closer to employment, training and education.
Speaking on this year’s annual report, David Gooda, Chair of the Calico Homes Board, said: “It’s been a busy year for Calico Homes, and as you’ll see from this report, we have made very good progress on some difficult and longstanding challenges.
“I am particularly proud of our progress on repairs and improvements to homes, and on building more homes for people to live in.
“One of the most important of these is that we continue to listen hard to the voices and views of our customers. Over the past year, we have gained a much better idea of what’s important to customers, and we have made good progress on setting up systems to put those insights into practice.
“This is our priority for 2026-27, and we are very grateful for everyone who takes the time to give us their feedback or get involved in our Customer Voice activities.”
The annual report provides a transparent overview of Calico Homes’ performance over the past year and outlines the priorities that will help shape future improvements for customers and communities across Burnley and East Lancashire.
