What is a 'claims farmer'?
We are currently aware of a number of ‘claims-farmers’ operating across our neighbourhoods and knocking on doors hoping you will assume they are from Calico Homes and will let them into your home
Claims farmers aim to sign tenants up to a legal process against your landlord for potential disrepair damages.
The ‘claims-farmers’ are likely to be pass your details to solicitors along with the claims to make them money. You may also be ask you to sign a Conditional Fee Agreement.
In a very small number of cases, damages are paid to the tenant, but after sizeable fees are taken by the law firms.

It’s illegal for claims companies to door knock.
Under UK law, it is illegal for legal firms, claims companies, or their representatives to cold call or door-knock to promote their services. If you’ve been approached at your door and encouraged to make a claim, the company is breaking the law and could face serious consequences.
We strongly advise against engaging with anyone who door-knocks offering legal advice or promises of compensation. These individuals do not have your best interests at heart and are likely to cause unnecessary stress or financial strain.
'No win, no fee' agreements
You may have heard these called “no win, no fee” agreements. These agreements are not risk-free for you – you may still need to pay costs. We have been contacted by customers who are now facing legal bills into the thousands for cases they thought were no win, no fee.
The agreements also may not cover costs if your claim is not successful. You could end up having to pay thousands of pounds.
