We’re giving our homes a ‘property MOT’

We’ve asked Pennington Choices to survey around 3,000 of our current homes. By doing these property MOTs, we will be able to see where investment is needed and can prioritise areas where improvements are most required.

What is a property MOT?

The property MOT will be a short inspection of your home. It will look at your kitchen, bathroom, central heating system, windows, external doors, walls, guttering, roof and other property features, as well as looking out for any health & safety issues.

Your surveyor will also look out for damp and condensation. If this is found, a further detailed inspection will be carried out and any works booked in.

The survey will only take around 30 minutes and we would be grateful if you could be at home for us to do this important work.  Surveys will be taking place between October 2024 and March 2025.

Your survey appointment

A surveyor from Pennington Choices will be contacting you to arrange an appointment time. If the time given doesn’t work for you, you can call them to arrange an appointment that works for you. If you don’t arrange an appointment with them, they will knock your door whilst surveying other homes in your area.

Your surveyor will be carrying an ID card, which you should always ask to see before giving anyone access to your home. You can also call Pennington Choices on 0800 883 0334.

What is a property MOT?

A property MOT is an inspection of your homes. A surveyor will take a look at the inside and outside of your home, making sure it meets the government’s ‘Decent Homes Standard’ and is a healthy, safe place for you to live.

How often are these MOTs carried out?

We want to carry out the MOT once every five years.

Why are MOTs being carried out?

The MOT is carried out so we can update the information held about your home. This will help us to spot what needs upgrading or replacing in the coming years.

What items will the MOT look at?

The MOT will look at the condition of your kitchen, bathroom, central heating system, windows, external doors, walls, guttering, roof and other property features.

The surveyor will be looking out for any health & safety issues which will be recorded and dealt with as soon as possible.

The surveyor will also be looking for any damp and condensation. If this is identified, a further detailed inspection will be carried out and any works booked in.

Do I need to have the MOT carried out?

The MOT MUST be carried out and is not optional. As part of your tenancy agreement, you must allow CALICO HOMES LIMITED representatives access into your home and garden to inspect and carry out repairs, improvements or check that you have not damaged the property.

Who will be carrying out the MOT?

We have asked Pennington Choices, a surveying company that carries out these types of inspections, to survey our homes.

Will I be told about the inspection?

You will get a letter beforehand from Pennington Choices telling you about the MOT.

You will be able to make an appointment directly with Penningtons for the surveyor to call at your home. If you do not make an appointment, the surveyor may call you directly to make an appointment or visit your home when they are in the area.

How will I know the surveyor is from Pennington Choices?

The surveyor will carry a photo ID badge from Penningtons and Calico. They will also have a ‘letter of authority’ from us too.

How long will the inspection take?

The inspection should only take between 15 and 30 minutes.

Will photographs be taken?

Photos will be taken of parts of your home to confirm the surveyor’s findings and assist us in planning future works. If there are items you don’t want to be shown in a photograph, please remove from view before the inspection.

What happens if I miss my appointment?

If you miss your appointment, a calling card will be left by the surveyor with a contact telephone number. Please call the surveyor directly to make another appointment.

What happens after the inspection?

After the inspection, the information collected will be used to update our records and inform future investment programmes.

What if I have new or outstanding repairs?

You can report these in the normal way via our Contact Centre 01282 686300, or through your Calico Online Account which can be accessed through the Calico Homes website www.calicohomes.org.uk by clicking on Your Account.
